Responsibilities:
Achieve and exceed company established sales and closing goals.
Meet and build rapport with prospective buyers, determine home needs and interests, make a full presentation of our model home and/or inventory homes and lots based on the prospect's needs.
Convert community traffic to sales at the projected ratio.
Follow up with all potential buyers to convert to sales; prospect and develop referral contacts.
Present the value of using our preferred lender and achieve the preferred lender capture rate goal.
Ensure all prospects complete a Prospect Registration Card and all information is sent to corporate.
Manage buyer through the design, loan, start, construction, and closing process to ensure timely completion of buyer activities; coordinate appointments and follow up as needed.
Maintain constant line of communication with buyers and assist through entire process from prospect through closing and warranty Communicate the entire build process to all homebuyers with weekly updates during the construction of their home.
Trouble shoot and offer suggestions for solving any problems which may lead to a delayed closing; handle problems in a timely fashion.
Maintain a high level of integrity and customer satisfaction, meet company goals for Closing Survey results.
Must completely understand and effectively communicate all product offerings, building process, financing plans, and mortgage process to help guide prospects/buyers.
Develop thorough knowledge of home features, options pricing and design center selections and effectively communicate those to prospects and buyers.
Know current market conditions; update CMA as required by Management.
Understand what the competition is doing and be able to compare it to UMH.
Host and attend realtor events monthly; coordinate events such as model home grand openings and referral events.
Must understand UMH sales agreements and addendum, complete them accurately and deliver in a timely manner.
Place and monitor all on-site signage as needed (i.
e.
home site signs, inventory signs, open house signs, etc.
).
Staff site sales office and model homes during designated company hours as needed.
Attend all sales meetings and company functions Maintain a good line of communication with al potential homebuyers, employees and vendors Prepare various reports accurately and completely Ensure the sales office and model homes are neat, clean, and well lit at all times.
Collect all required monies from homebuyers
Qualifications:
2 or more years' history of high sales performance in new or existing home sales Strong demonstration of the principles of product demonstration, sales techniques and quality customer service.
Strong verbal and written communication skills, adaptable to varying styles while projecting a positive image of the company Valid drivers license and insurance required for business travel if by automobile Skills and Knowledge Must be able to use word processing, e-mail, spreadsheets, presentation.
Computer literacy, proficiency with Outlook, Excel, Word, Power Point and ability to learn new programs as needed Understand the building process and be able to communicate this effectively to prospects.
Proven organization skills Working Conditions:
Work is performed in a typical sales office environment using standard office equipment.
Work is typically active.
Travel to various locations for sales activity is required, walking and standing are also necessary.
Fast paced environment subject to numerous schedule and priority change and short notice activity Requires occasional lifting up to 20 pounds.
